What is it that sets certain homes apart from others on any given real estate market. Curb Appeal. It is that element that makes buyers sit up and take notice of a certain home. Curb appeal refers to the visual image that the home projects. It is a combination of many elements, incorporated into a complete package that is designed to attract buyers.
So the question is: how can you improve your curb appeal and sell your home quickly for the profit that you are looking for? Start by taking a critical look at your home. Now this may be difficult as you will be slightly biased towards the home you have lived in for so long. Attempt to remove any emotional response or attachment to the home and look at it as though you were considering purchasing it. What would you want the owners to improve before you made your offer? This is the point where you will have to be brutally honest with yourself. Make yourself a list as you survey the property and try to prioritize in terms of importance.
The first thing you do should be any major changes that need to be made. This can include things like a new paint job, new grass, redoing the driveway or major landscaping. Once the major projects are complete then you can spend some time seeing to the little things that add character and charm to the home's exterior. At this point concern yourself with things like the gardens, flowers, perhaps detailing the trim on the home and other cosmetic upgrades.
Remember that your home deserves the best chance it can get of selling for top money. The more time you spend preparing it for sale, the better chance it will have. It's worth spending some money to ensure that these upgrades are of top quality as that will be reflected in the asking price of the home. Don't forget, if you have any questions about things that could improve your asking price, ask your realtor!
