Exterior Concerns : Pre-sale

In selling your home you have a duty to yourself to ensure that your home is as attractive as possible when it hits the local market. What is it going to be that sets your home apart from the hundreds of other homes that prospective buyers can view? If you aren't sure, it might be a good idea to sit down and figure it out. Every home has its strong points that are just waiting to be brought out and featured, but sometimes it takes a second opinion to decide which element is most important. This is where a good realtor can provide some excellent experienced advice.

Without a doubt there are a number of things that should be taken care of before the house is listed. When the first pictures of your home hit your agent's website or the local MLS site, the home should look clean, organized and ready to sell.

One thing that can easily set your home apart from others is new paint. New paint brings new life to a home and can cover up years of surface weather and environmental wear and tear. A new skin can also change the look of a house dramatically. Neutral colors are great for the exterior of a house, as they appeal to a wider selection of people. Be careful of putting dramatic colors on the outside of a home, while it may appeal to some, you may end up driving away potential buyers by utilizing a funky theme that is not appealing to the masses. If you or home is already possessed of this type of exterior coloring then paint is a definite necessity. Don't estrange buyers at any time, the more people that come to see the home, the better your chance of a quick sale.

The other major exterior concern, pre-sale is the yard. For the best chance at a quick and profitable sale, the yard should look like that of a show home. No clutter, trimmed lawn, pruned tress and shrubs, weed less gardens with nice flowers and cleans walks and driveway. This is your home's calling card, the first thing people see when they arrive. It needs to be as memorable as possible, for good reasons. You don't want people to remember your yard for things that they didn't like or weren't seen to before they arrived. Make the yard sing! Give your home the chance it deserves!
